We used a laser thermometer on the interior glass surface in August: 87 degrees on the south-facing units. That’s not comfort, that’s radiant heat gain. Custom Geometric Window: The Sanctuary

For the replacement, we ordered a CGI Estate Collection custom trapezoid with a 6-week lead time, and during the wait we fabricated a site-built sill pan from copper with a 15-degree slope and integrated end dams. We specified ViewLux impact-rated garage door with reinforced end stiles and a 140 mph wind load certification. The track system required upgrade to 2-inch heavy-duty hardware; the original 1 5/8-inch track wouldn’t handle the weight of the reinforced sections. We documented the existing spring rating and found it was already at maximum cycles for the old door weight. New torsion springs were included in the written price of $2,950. Patio Door Conversion: Mizner Lake Estates
The existing French doors were site-built in 2003 with wood jambs that had rotted where the sill met the concrete. The homeowner wanted to keep the opening size but improve the performance. We specified Therma-Tru Classic-Craft fiberglass with a composite sill that won’t wick moisture, multi-point locking hardware for positive compression of the weatherstrip, and low-E insulated glass.
